Do You Need Planning Permission for a VELUX Window?
VELUX windows are hugely popular amongst property owners, and it’s easy to see why.
They’re a fantastic way to bring extra light and air into your property, while ensuring you still retain as much privacy as possible. Plus, they give you a stunning skylight view.
But, one of the most common questions that we get asked is whether or not installing a new VELUX window will require planning permission.
So, our team of roofing specialists have shared their insights, in this handy guide to planning permission and VELUX window installation.
What is a VELUX window?
A VELUX window is a type of roof window.
These roof windows sit at a slant, along the same slope of the roof. They can be opened, come with a range of different blind options, and are available in a wide variety of different styles and colours.

At B&S Roofing, we install VELUX windows in a huge variety of different sizes and styles. We are certified VELUX window installers, so you know you can trust us to deliver the highest possible quality of service.

Do you need planning permission for a VELUX window?
In most circumstances, no – you usually don’t need planning permission for a VELUX window.
Planning permission gives you the legal right to complete certain construction work on your property. It is usually only required if you’re building a new house, or if you’re undergoing extensive work to your existing property (such as, for example, an extension).
If your house is a listed property, or is located in a conservation area, you might find that you need to receive planning permission for smaller renovation projects.
To find out for certain whether or not you will need to receive planning permission, you can either consult the government’s Planning Portal, speak to your local authority, or get the advice of your chosen installation company. They will be able to provide you with specific advice, based on your property type and its location.
Considerations when installing a VELUX window
Even if you don’t need planning permission, fitting VELUX windows also requires you to follow certain conditions. These are:
- Your roof window must not exceed the maximum projection of 15 cm above the roof plane
- None of the installation changes that you’re making can be done higher than the highest existing part of the roof
- Any window that is located on the roof’s side and faces your the neighbours must be obscure-glazed
- Any openable window on the roof’s side needs to be positioned higher than 1.7 m above the ground
